| What is allowed on the lanais? No objects of any kind are allowed to be set or hung from the lanai's of the units. Please see the project bylaws and house rules and regulations for all prohibitions. |
| How many units are in the project? The project has a total of 88 units: 44 one-bedroom units and 44 two-bedroom units. There are four units of each type per floor. |
| What are the building amenities? Building amenities include secured parking and entrance, pool recreation area, a washer, dryer, and trash chute on each floor and a bicycle storage area. The developer is planning to install a barbecue area near the pool. |

| What are are the restrictions on enclosures of lanai's? Units are not allowed to enclose their lanai's, however, all units are allowed to install a non-structural pull down shade system for their lanai's that must conform to Makini at Kinau specific design guidelines. |
| Are there washers and dryers in the unit? What about dishwashers? Each floor is equipped with new coin-operated washers and dryers located at the Diamond Head end of the hallways. Washers, dryers, and dishwashers cannot be installed within the unit as the size of the intake and waste discharge lines are not physically large enough to handle the added capacity. |
| Can I install an air conditioner? Yes, the building was specifically upgraded to allow installation of air conditioners. An installation application must be submitted to the Board, detailing the location and type of A/C unit you wish to install. There will be a separate monthly electricity charge assessed for each unit on top of your regular monthly maintenance fees. |

| What is the condition of the unit? Units are sold in two ways, both "As Is”"or fully renovated. Units being sold “As Is” will receive a $20,000 discount for 1 BR units, and a $25,000 discount for 2 BR units. | When can I take possession of a unit? The sales team will estimate a closing date based on certain contingencies. When the date nears, the sales team will notify you in writing, which will be targeted at 30 days before the scheduled closing date. Closing is dependent on several factors: 1) If the unit is rented, the buyer may contract to purchase that unit and close assuming the tenant's lease or waiting for the tenant to vacate before closing. The tenant has 45 days to vacate their unit upon notice (see sales agent for exact date since tenant may vacate sooner). 2) If the unit is vacant, the buyer may purchase the unit immediately if purchasing in "As Is" condition with renovation credits. Typically, closing for this type of sale will occur within 30-45 days from signing of the Sales Contract. If purchasing the unit with renovations, then the buyer must wait until the renovations are completed (currently estimated at 30 days). Closing for this type of sale is estimated to occur within 60 - 75 days from the signing of the Sales Contract. |
